Selling A Home In The Year
2005:
“All Your Options” |
1. Sell Your Home For The Highest Price Possible.
2. Sell Your Home As Quick As Possible.
3. Experience As Little Stress As Possible.
Research shows us that these are the things that you want when you sell
your home. For the past 15-20 years, home sellers have consistently paid
6% in real estate commissions not knowing that they have another option.
About ten years ago, some home sellers started to try to sell their
home on their own but realized after about a month that it was a big
hassle, and for some reason, no one was making any offers.
In regard to these two options, there are positive benefits of
both. When you sell through a Realtor, they take care of all the
details, all of the inspections, make sure all of the buyers are
qualified, and try to ensure a smooth process to settlement.
While this does happen, sellers normally are not that happy when they
see how much the check is for the 6% coming directly out of their proceeds
not knowing the details; the hours that had been spent marketing the home,
what was done, and what was not done. It is all just a little to
ambiguous.
Don’t You Think It Is Fair To
Know What Was Done For That 6%!!
If you sell a $300,000 home through a Realtor you will pay
$18,000 in commissions, while if you are only selling a $150,000 home, you
will only pay $9,000 in commission for the same amount of work on behalf
of the agent…does this make sense.
If a seller figured this out, he or she would normally try
to sell the home on their own, then get fed up after all the hassles,
paperwork and endless unqualified buyers prancing through their home every
night of the week. But every once in a while, a seller does get lucky, and
saves the 6%…boy was that a happy home seller.
So, as you look at your two options, they both have positives and
negatives. They both can help achieve a result, but you have to pick one
way or the other, and either way you pay a price, in time or money.
But…What If You Could Combine The Two Into A Third,
More Powerful, More Efficient Option That Not
Only Made Sense, But Solved A Lot Of Problems
As Well!!!
Every agent, if asked will silently agree that the real
estate industry is way overpaid for the actual services they provide. If
you asked 10 of your friends how they enjoyed the process the last time
they sold a house, only 3 or 4 of them will say that they were satisfied
with the service. On top of that, if you asked them if they would use the
same agent again, only 1 or 2 will say they would…why is that?
Actually…The Reason Is A Very Simple One!!
In the real estate business the old 80/20 rule is
in affect, but it is exaggerated a little bit to the tune of 95/5. What
this means is that about 5% of the agents do about 95% of the business.
The 95% represents the part-timers, the stay at home moms who wanted a
hobby, and the retired people who were told by their doctor to take it
easy, and go sell real estate. This group of agents has no idea how to run
a business, let alone meet and exceed the expectations of their clients.
It Takes Just Three Weeks To Get A
Real Estate License And Go Help Someone Buy Or Sell The Biggest Investment
They Will Make In Their Lifetime!!!
This is why most people do not enjoy buying or selling
a home. If you get one of these agents, you will certainly be in for a
long wild ride.
So for years, real estate agents have listed homes in
many different price ranges and whether the house was worth $300,000 or
$100,000, they have done the same amount of work and the commissions paid
were thousands of dollars different.
So what is the solution???
Every client’s needs are different. But at RE/MAX
Consultants we have developed a program that gives you, the
home seller, the best of both worlds. You receive all of the benefits of
having a Realtor guide you through the process and the exposure that comes
with that, and the savings of selling your home on your own.
This is what you might call a middle of the road compromise between the
two options, but keeping all of the benefits and losing all of the
detriments of each program.
In a nutshell, the program gives you a menu of options. There is a fee
associated with all the services that would normally be provided by a real
estate professional. You can pick and choose from the menu what services
you would like to use. Now you know where your money is spent and can have
control over the costs. Another option is to hire us on an hourly basis.
Or if you only want access to the multiple listing service, you can have
that too. You are in control!
It is difficult to know if this program is right for you. If you
would like to know more about how this would affect your situation and how
much money you could expect to save, please just give us a call at 215-576-8666.
We will be glad to schedule a FREE, no obligation consultation that will
outline not only your options, but also the tangible bottom line benefits
you could expect to receive.
Available to you is a menu
of services where you can hire us for a service or by the hour
for a fee. Please call our office at 215-576-8666
to set up a free consultation to review your options for selling your home
outlined in our menu
of services.
